What if my student loans are in IBR or deferment?

If you're in residency or a clinical fellowship and qualifying on your current income, student loans in deferment or IBR may be fully excluded from your DTI calculation.

How is this different from a conventional jumbo loan?

Conventional jumbo loans require 10–20% down and count all student loans in your DTI. Physician loans require zero down, no PMI, and offer the student loan exclusion. The qualification is built around how physicians actually earn and borrow.

What happens if my start date gets pushed back?

The start date must be within 150 days of closing. If your timeline changes before closing, we'll work through options. Communicate early — the earlier we know, the more solutions we have.

Can my spouse be on the loan?

Yes. Non-occupant co-borrowers are allowed, but their income contribution must be 50% or less of total qualifying income.

Is cash-out refinance available?

No. This program is purchase and rate-term refinance only. Cash-out is not available on physician mortgage loans through this program.
